We visited the zoo and explored Carlton Hill, both easily reachable from our place. The location is perfect for enjoying local attractions. The accommodations were clean and comfortable, and we appreciated the coffee/tea makers in each room. Just be aware that the Wi-Fi isn’t free, so budget for it!
One downside was the hot water situation. it was pretty inconsistent. We often had barely warm showers, which was a bit of a letdown after long days out exploring.

Consider requesting extra blankets in advance, as they may take longer to provide than expected.

This place suited my needs for a quick stay in Edinburgh with decent value for money. The room was dated and cold, but it had a strange charm, especially when I noticed the quirky antique furniture. If you’re looking for something cheap, don’t expect too much comfort.

When it comes to nearby eats, I hit the jackpot! Artisan Coffee is a total gem for a caffeine fix, and Bonnington Brunch had me drooling over their scrumptious pancakes. A peaceful vibe, comfy single beds kept me cozy despite the hiccups elsewhere.
The room? Complete shambles. Dusty, cold, and a bathroom too tiny for comfort—yikes!

I had a pleasant stay, enjoying the friendly staff and comfy beds. The location was convenient for exploring local attractions, though the room could use some updates. it met my needs well for a short visit.

Had a decent stay! The comfy beds were a highlight, and the shower was refreshing. Clean bedding made all the difference, but it was more tired than the photos suggested. I might choose this again if the price is right.

Couples on a budget, beware of noise
Once, when we returned after a long day, the staff were really friendly when we finally saw them. They asked if we needed anything, kinda made us feel a bit welcome. Plus, the beds were actually pretty comfy.
It wasn’t exactly cheap, but it was still an acceptable option for a short stay.

great location but not ideal for families
The staff were exceptionally welcoming and made check-in smooth. The street parking was quite convenient and the cleanliness of the sheets stood out.
Good for a night or two, but not an extended stay.

We enjoyed our stay here while exploring Edinburgh with our two teens. The location was perfect for visiting attractions like the castle and was a short bus ride away. The room was comfortable, and the staff were welcoming, making it a pleasant place to return to.
In my wife's opinion, it would be great if soundproofing were improved, as we could hear noises from adjacent rooms and the hall. A breakfast option would also be a nice addition for families with children.

I booked a Family Room and spent two nights here. The room was spacious but showed signs of age. The carpet felt old, and I wouldn’t walk on it barefoot. The bathroom needed a refresh, especially the shower. The water pressure was decent, but the room temperature fluctuated dramatically throughout the day. This made it uncomfortable at night. The bed, however, was clean and comfortable which I appreciated. I didn't like that the staff often seemed unavailable, especially at check-in. It would’ve been nice to have more communication. The tea and coffee facilities worked fine, but I missed having a bit more variety. I hoped for a little more from my stay given the price, but I didn’t have a terrible time.

The hotel is well located for exploring Edinburgh's attractions with my two boys. We enjoyed our stay in a clean, spacious family room with free tea and coffee. It’s just a short walk from Leith Walk and close to public transport, making outings easy.
My kids wished for a better breakfast selection for families.

the location is pretty good, just a nice stroll to city center, like 10 mins tops. the bed was comfy, and i liked the tv with netflix, was a lifesaver after a long day. also, the staff were polite enough, not super friendly but did their job.
the bathroom was freezing cold, and the wifi barely worked. honestly, i thought i was gonna freeze in there for real.

missingWrote a review on 13 Julgreat locationcomfortable accommodationhot water
The location shines bright as a beacon for exploring the city, just a short trek from the vibrant Leith Walk and nearby attractions. Rooms can be spacious, with options that accommodate families comfortably, allowing for a restful setup after long day adventures.
The overall condition of the rooms leaves a lot to be desired—stains on furniture, cracked bathroom fixtures, and some shabby bits that need attention. Heating problems plagued my stay, as did the hot water inconsistency, which could be frustrating after battling chilly weather outside. The WiFi barely worked for more than a few minutes, making it tough to stay connected. The ambiance in the halls felt a touch dismal and maze-like, which kind of diminishes the mood a bit.
